Western Real Estate, LLC invites all Licensed Real
Estate Brokers to sell their listings through our
Auction Process. Let us be your Referral Agent. When
you bring your listing to auction, we sell it and
you pay us only 2.5%. Here’s how it works:
1) Determine with your Seller the
reserve price (the lowest price the Seller will
accept). WRE reserves the right to accept or deny
auctioning any property based on the reserve price
offered (WRE also conducts a Current Market Analysis
of the property prior to auction). The auctioneer
will start the bidding around the reserve price. Any
price at the reserve price or higher will be honored
by the Seller. Any price below the reserve price
will be “subject to seller’s confirmation”. If the
winning bid is below the reserve price, the Seller
is not obligated to sell. WRE will allow 72 hours
for Seller’s approval if the offering bid is below
the reserve price.
2) Immediately preceding the Auction Date, the
listing agent and/or assigns will hold the house
open for two consecutive weekends (on both Saturday
and Sunday) from 1:00 pm to 5:00 pm.
3) No auction signs will be placed upon the
property. The listing agent is asked to place “Open
House” Signs in stead. These can be provided by WRE
if necessary.
4) If asked, the listing agent must provide
information that the house is going to auction.
Also, the listing agent is asked to keep a log
inside the house and record all auction visitors.
Remember, you’re only paying WRE 2.5% and we supply
the buyers!
5) In addition, WRE will advertise (via newspapers,
magazines and/or radio) and place the property on
its website. Buyer/prospects generated from WRE’s
advertising will be directed to view the open houses
and/or to contact the listing agent directly to
arrange other times for showing.
6) If the home sells prior to the auction date, no
fees from your company are owed to WRE unless the
buyer came from any of WRE’s agents or Website or
WRE obtains a buyer for the property prior to the
Auction Date.
7) The Listing Agent and the Seller may attend the
auction but their attendance is not required.
8) WRE will act on the Seller’s behalf and the
buyers will be Customers as defined by the Colorado
Real Estate Commission. WRE will assist the buyer
through closing. WRE will use Real Estate Purchase
contracts as promulgated through the Colorado Real
Estate Commission.
9) A $250.00 non-refundable transaction fee is
collected by WRE prior to any open houses. This fee
is used for advertising and administrative purposes
only and upon sale and closing of the property, the
$250 fee will be refunded.
10) At closing, WRE collects a 2.5% success
(referral) fee from your company.
